As lawyers, we know that conveyancing is a specialism, though clients may not always understand or appreciate what their conveyancer should reasonably be expected to do. In this seminar, we'll look at some less common areas of residential property work, as well as offering an update on environmental search factors.

This session will briefly cover:

Leasehold Enfranchisement

  • Lease extensions
  • Collective enfranchisement
  • Enfranchisement of Houses under the 1967 Act
  • Right to manage companies

General Corporate Issues in Residential Conveyancing Transactions

  • Obtaining client instructions and corporate authority issues
  • Lender conditions, including requirements for completion
  • Registration of charges, and registering the release of charges at Companies House
  • The difference between fixed and floating charges
  • Offshore aspects

Environmental Considerations in Today's Conveyancing

  • Contaminated land is not the only risk – expansion of energy sources, ground stability issues plus ‘what’s being planned for your area’?
  • Flood Risk – introducing the new updates to flood risk reporting
  • Due diligence and compliance
