Acting for large scale property investor
Acting on behalf of an investor client in connection with the purchase of high volumes of leasehold residential property in the London area and grant of ten-year leases to tenants. Advice provided in relation to the structure of the purchase transactions, reporting on purchase and title terms, auction terms and conditions, and modern auction terms and conditions, in addition to standard residential contracts.
Acting in connection with the sale of residential property, with release of right of way
We acted on behalf of residential clients in connection with the sale of their property, involving the formal release by a neighbour of their right of way across our clients driveway. The work included the conveyancing element of the sale to the buyer, and the drafting and negotiation of the Deed of Release with the neighbouring land-owner's Solicitor, and the lenders Solicitor and the expedited registration of the Deed at the Land Registry prior to the sale to the buyer.
We acted for the purchase of a freehold title in central London with pavement vaults
We acted for the buyer of the property who was buying with a mortgage but the pavement vaults which had been physically incorporated into the property were outside the title owned by the seller. We had to apply to the Land Registry to have the title extended to include the pavement vaults. The Land Registry had to investigate the claim to the vaults and wanted Land Registry compliant plans to be provided. The vaults were incorporated into the title and our client was able to complete the purchase.
