Mehraj is a Senior Associate in the Commercial Property team, having joined the firm in 2021.
He has acted for a broad spectrum of clients, including an international manufacturer which is known globally, listed companies, SMEs, high net worth individuals, SIPPs, SPVs, banks (including sharia compliant banks) and international investors. Mehraj is the first point of contact for a number of developer and investment portfolio clients, as well as the firm's go to person for real estate matters within the pharmaceutical and life sciences sector.
Mehraj specialises in providing commercial property advice for occupiers and investors on purchases, sales, refinances and an array of landlord and tenant related matters; landowners and developers on property development matters, including joint venture agreements, options, overages, conditional agreements, and development management agreements; businesses within the pharmaceutical and life sciences sector; and buyers and sellers on corporate support related matters where there is a real estate element.
Specific examples of his work include:
- having acted for a healthcare client in the negotiation and completion of a sub-underlease of their flagship retail store in Marble Arch. This also involved advising on multiple complicated titles and superior leases, collateral warranties as the estate had been newly constructed and drafting and negotiating further warranties from architects, engineers, and service providers in respect of the client's fit-out works.
- having acted for a developer in selling land consisting of multiple titles to a social housing developer under a conditional contract subject to planning, while reserving ransom strips, securing development rights for retained land, and obliging the buyer to construct highways over parts of the retained land.
- having acted for a listed company on the multimillion pound purchase of a multi-tenanted property portfolio from an overseas investor and coordinating with the overseas lender in respect of the redemption of its charge. He also managed title amalgamation at the Land Registry post-sale, and continues to handle landlord-tenant matters in respect of this portfolio.

What you might like to know
Mehraj enjoys spending his free time obsessing over perfecting baking recipes, convincing his wife that he can start and complete outlandish DIY projects and going on adventures which push his boundaries, so as to be able to share stories of the same one day with his grandchildren.
Current tales to share with future grandchildren include having spent a fortnight trekking across the Arctic Circle and climbing 7,400ft up a mountain above the clouds in Sri Lanka. He set himself the challenge in early 2024 to swim the English Channel by 2030 and, as of February 2024, has shown some steady progress by finally learning how to swim!
